Located in an evolving neighborhood in the middle of Los Angeles, the building enlivens an urban corner which was previously a vacant lot. The program is for retail space on the ground floor, parking on the second floor, with 8 residential units on the top 3 floors. The building’s mass is articulated in a series of pivoting volumes that contain the private balconies along the long street façade; each one giving identity to individual units. The parking level provides a ‘super hedge’ of landscape that both screens the cars from the street and provides a shared garden deck for the tenants. The residential unit types are studios and 2 bedrooms.
