Situated in the heart of Marina Arts District, this corner lot serves as a neighborhood catalyst and  creative office outpost adjacent to the mixed-use G8 Development. With off-street access to G8’s pocket park at the site’s rear, the project acts as an extension of the public park and a threshold announcing the future graffiti art walk that will traverse most of the city block. 

The existing warehouse on site is reconfigured for multiple creative suites and supplemented with a new 2-story shipping container addition integrated on site with a series of patios and a second-floor deck shaded by a trellis overhead. The vibrantly-colored shipping containers echo back to the site’s industrial history while incorporating bold signage and graphics that hint at the contemporary character of Marina Arts District.
